The South and Northwest facing properties consists of 193 acres of land which formed part of the 2008 luxury Mandarin Oriental Dellis Cay Project. Listing price is US$42 million.
Included in the sale are beachfront lots, partially completed beachfront Villas, and partially completed Condominium buildings, together with areas of inland property which consists of staff housing, warehouses and offices.
A couple of parcels of land/Villas located on the Cay are privately owned and are not included in the sale.
All buildings included in the sale are in reasonable condition and seem to be structurally sound, having withstood 10 years of the Caribbean’s volatile weather system.
Sam Hunt of Hamilton Real Estate and Savills International is the listing agent. Mr. Hunt is an Associate Broker of Hamilton Real Estate and head of sales and marketing for the Dellis Cay property. He has already been having discussions with interested parties who have been working closely with our International partners Savills International based out of London, and the early interest is very exciting.
Commenting on the property’s sales progression, Hunt said: “We currently have a number of interested parties, and we will be continuing to advertise and market the property both on Island and Internationally in the coming weeks and months.
“We feel confident with the early interest that we will be able to find a suitable purchaser for the property.”

About the Property
Dellis Cay is a 560-acre private island located in the Turks and Caicos Islands archipelago. This island sits south of Parrot Cay and north of Pine Cay and can be easily noted in the chain of Caicos Islands. Dellis Cay is located a few miles from Providenciales and is accessible by a 20-minute boat ride.
The island got its name from the Dellis family who lived on the island and earned their living sponge farming in the 1950s. In addition to being known for sponge farming and conching, Dellis Cay is also known for its large collection of island shells that can be found along its shoreline.
A real estate project “The Residences at Mandarin Oriental Dellis Cay” was expected to open in the middle of 2010, but the project went bankrupt in early 2010 and construction was halted.
In early 2011, the project was cancelled due to financial problems.
The current estimate for completion of the entire project – all infrastructures, completion of the unfinished building, the entire resort and design – is US$150 – $170 million.
