Century21 TCI Weekly Real Estate Report gives insight on Home Pricing

#TurksandCaicos, July 17, 2023 – Residents in the Turks and Caicos will have to cough up at least $162,000 if they want to buy a single family home in the current real estate climate, according to Century 21. Details from the most recent weekly Century 21 Market update indicates that Grand Turk is currently the island with the cheapest homes up for sale and Providenciales, the most expensive.

Of the 119 listings in Providenciales, only five were below $500,000 and the cheapest was $225,000.

In Grand Turk, of the 15 home listings, 11 were below $500,000 with the most affordable coming in at $169,900.

In North Caicos prices were on the higher end as well; of the 13 listings two were below the $500,000 mark and the lowest prices would run buyers $350,000.

Middle Caicos has two open listings with Century 21 and the least expensive came in at $200,000.

South Caicos has one listing price at $198,000.

Salt Cay was also on the expensive side compared to the other islands. While two of its three listings were below $500,000 they were in the high end of that bracket with the lowest being $449,000.

Prices on open land ranged between $24,000 – $75,000.

The Government has indicated that it is addressing residents’ complaints about a lack of affordable housing by giving concessions to contractors building rental units, fixing up dilapidated communities to home-worthy spaces.

In fact, this week the Government will officially launch its anticipated National Housing Policy.
